The Seal - failure
One of the most common 'end of life' problems with skylights is the seal failure. Insulated glass is created by bonding two panes of glass together along their inner perimeter, usually leaving 1/2" to 3/4" space between them, and then injecting an inert gas to increase the insulation value. Over time, the seals fail, the gas escapes and moisture enters. A seal failure will "oxidize" the low-E coating and argon gas, destroying the important properties of your skylight and making the glass appear streaky or foggy. Even the most elastic, flexible seal, at some point, will expire.
Velux offers a strong 20 year warranty on this. In some cases, the glass can be replaced, but in most cases, action waits too long, and the skylight needs to be replaced.
An enormous, and majority portion of what Chicago Skylights does residentially, is replace ( or retro-fit ) new skylights where old skylights have failed.
